Miles has completed and handed over 15 new homes across 4 Auckland sites: Clements, Ferguson, Surrey and Churchill. All 4 ran concurrently, and all 4 have now been signed off. It’s our latest multi unit construction programme in Auckland, and a useful case study in how bundled residential delivery actually works.
That’s the headline. The more useful part, if you’re planning or procuring multi unit housing yourself, is what sat underneath it. Delivering 15 homes across 4 separate addresses is a genuinely different exercise from delivering 15 homes on one site, and the differences are where programmes tend to come unstuck.
What multi site delivery actually involves
On a single site, you build once. One set of site establishment costs, one crew moving through in sequence, one relationship with one set of neighbours, one inspection schedule.
Across 4 sites, you do all of that 4 times, in parallel, with the same pool of people and the same suppliers. Every efficiency you get on a single site has to be deliberately engineered instead of falling out naturally.
Sequencing is where multi site programmes are won or lost
The trap in multi site work is treating each site as its own job. Do that and your framing crew finishes at one address and stands around waiting while the slab at the next one cures.
The alternative is sequencing the 4 sites against each other so trades roll from one to the next without gaps. Foundations at site three go in while framing runs at site one and linings go in at site two. It takes more planning up front and it’s far less forgiving of slippage, because a delay at one address now pushes work at the other three. In practice it means the programme has to be built as one programme with 4 fronts, not 4 programmes that happen to overlap.
4 sets of inspections, 4 sets of neighbours
Each site carries its own consent, its own inspection bookings and its own council interactions. Those don’t merge. Neither do the community relationships. Established residential streets take on real disruption when a build arrives, and the way that’s handled has a direct effect on how smoothly the job runs and on what the finished homes mean to the street.
Supply chain continuity
Running 4 sites at once puts genuine pressure on suppliers and subcontractors. Materials have to land at the right address on the right day, 4 times over, and a shortfall that would be an inconvenience on one site becomes a programme wide problem across 4.
This particular tranche came together because our suppliers and subcontractors committed to it. That’s not a courtesy line. Multi site delivery is only possible with trade partners who’ll hold a schedule across several addresses at once, and the 15 homes handed over at Clements, Ferguson, Surrey and Churchill are as much their result as ours. It’s the kind of work that sits at the centre of what an Auckland construction company delivering social housing construction in New Zealand needs to do consistently, not occasionally.
